Ayubowan and welcome to plantation. We understand that too many rules may result in ruining the fun before it starts but having a few guidelines in place is best to avoid any unpleasant situation for either party. These guidelines are for everyone to keep in mind, and that we are all doing our best to respect everyone’s efforts, time, arrangements and ensuring that everyone has the right information to embark on a vacation to remember! By using or transacting on this website, you are deemed to have read and agreed to the terms stated below. Customer Care
Our management and local team are committed to the highest levels of customer care before, during and after your stay ! However, keep in mind that this is Sri Lanka, and things can always go wrong. Please inform our staff should anything not be to your liking, and they will try their best to accommodate.
Reservation Conditions
The plantation website is owned and operated by Sandokan Properties (Private) Limited (Sandokan Properties). Customers are responsible for reading the terms and conditions including booking conditions which are described below. You agree to abide by the terms or conditions defined by Sandokan Properties. Violations of any condition may result in the cancellation of your reservation, in your being denied access to the property, in your forfeiting any monies paid for such reservations, and Sandokan Properties debiting your account for any costs incurred as a result of such violation.
Internet Reservation
Bookings made via our internet booking engine, the full payment, the payment of deposit or your written confirmation will indicate an acceptance of these terms and conditions by you.
Methods of Payment

Credit cards: a credit card is required for all reservations made via the Internet. Hopefully you have one that is compatible with our systems. We transact with Visa, Master Card and American Express through Paypal (you do not need a Paypal account).

Bank Deposits (mostly applicable to Sri Lanka residents): payments can be made via bank transfer or bank deposit (all additional charges and fees borne by you). Payments should be remitted to the Sandokan Properties' account (please request account details here).

Cash: in case none of the above mentioned payment methods are possible, we will accept cash on arrival (i.e. LKR, USD or EUR at prevailing rate) under certain conditions.

Pets
Pets are not permitted at our property. If you see dogs, cats, monkeys or lizards in the garden or at the beach they are stray or wild animals. Do not feed them or they turn into pests.

Parties and Events
Parties and events are not permitted without the express consent of the property owner. Any unauthorized parties or events may result in eviction and forfeiture of all monies paid. The rental property is for the sole use of registered guests only. Guests are not allowed to bring additional visitors or overnight guests to the property without prior approval from the property owner. Any unregistered guests found at the property will result in eviction.
Check In and Check Out

Check-in time: 2 PM / Check-out time: 10 AM

All reservations that are guaranteed with a credit card are held for late arrivals. If you know in advance that you will be arriving after-hours, please make sure you notify our property manager here.

For any early check-in before 10AM the full night rate will be charged on arrival day. Any early check-in after 12PM will be charged (50% of the room applicable fare), and will remain subject to availability at time of check-in.

Check-out after 2PM will be charged (50% of the room applicable fare) , and will remain subject to availability at time of check-out.
Rates
Rates listed on our site have different rate structures depending on the seasons (i.e. Low, High and Peak Season), and may be different from online travel agents (OTAs) such as AirBnB.com or Hotels.com.

The price of your holidays purchased is subject to the possibility of changes and surcharges beyond our control such as governmental actions, currency exchange rate fluctuations or sudden increases in supplier costs...

All rates include applicable taxes and service charge. All room rates are quoted in USD. All rates will be charged in LKR.
Personal Data Collection and Usage
We collect personally identifiable information such as name and email address when you contact us to request further information or to reserve accommodation. We will not pass on your personal details on to third party or shared with companies/people outside of Sandokan Properties.

Insurance
We strongly recommend that you take out a comprehensive travel insurance policy at the time of booking. Please ensure that you and all those accompanying you are covered for the full time of your visit against illness, injury, medical evacuation, death, loss of baggage and personal items during travel and stay at plantation, flight and accommodation cancellation and other travel contingencies.
Responsibility
Sandokan Properties will not be liable for any injuries, loss of or damage to personal equipment and property during your stay with us. Guests participating in external activities (i.e. surfing, scuba diving, horse riding...) may be required to an indemnity release form by the external independent operators.

Cancellation Policy (check covid-19 page)
For all cancellations, there will be a 15% cancellation administration fee applied, in addition:

For cancellations received between 21 and 15 days prior to scheduled arrival, 50% of the booking value will be charged.

For cancellations within 14 days prior to scheduled arrival date, early departure or no-show, the full amount will be charged.
